Our application process

We appreciate your interest in working with Sunshine Investment! Please take the time to read our requirements and screening policies before you proceed to our application portal.

Who Needs to Apply:

Anyone 18 years of age or above who will be residing in the property needs to create their own account and submit an application via the application portal.

Income Requirements:

The applicant must submit proof that the combined household income is equal to at least three (3) times the monthly rent, by providing two of their most recent consecutive pay stubs (or additional sources of verifiable income) prior to the application date, and up to 2 months of complete bank statements.

Pets:

Approved pets will be subject to an additional monthly fee ($80 per dog and $40 per cat). The applicant must submit current vaccination records and photos of their pet(s) for approval. No more than two pets are allowed per home. 

Aggressive dog breeds are not accepted. Examples include:

• Akitas
• Chow Chows
• Dobermans
• Pitbulls
• Staffordshire Bull Terriers
• Presa Canarios
• Rottweilers
• Any wolf hybrids
• Any mix of the above breeds (subject to insurance company’s approval)

Note: Qualified service animals are not subject to the listed breed restrictions or monthly fees.

Tenants are responsible for all utilities.
